● Home Loans

Home loans in Dubai and the UAE, arranged around you.

A UAE home loan lets residents and nationals finance a property with a deposit, usually for up to 25 years. Expats buying a first home under AED 5 million can borrow up to 80% of its value under Central Bank rules, and UAE nationals up to 85%. We compare lenders for you and handle the application from start to finish.

Whether you're buying from a developer or on the secondary market, the right structure depends on your income, residency, the property and how long you plan to stay. As independent advisers we look across lenders, not just one bank's products.

What you get when you route your mortgage through us.

Whether you're a first-time buyer in JVC, an expat upgrading to a villa, or a UAE national buying in Downtown, the same principles apply.

  • One application, many lenders. We compare options across our lender panel so you don't have to approach banks one by one.
  • Clear numbers. We explain rates, fixed periods, fees and early settlement terms before you commit.
  • Paperwork handled. We tell you exactly which documents you need and chase the bank so you don't have to.
  • Salaried or self-employed. We know how lenders assess salary, allowances, business income and rental income.
  • Independent view. We work for you, not for a single bank, and will tell you if waiting or saving more makes sense.

● Common questions

Your questions, answered.

How much deposit do I need for a home in Dubai?
For an expat buying a first home under AED 5 million, Central Bank rules allow a loan of up to 80% of the value, so you need at least a 20% down payment plus buying costs. Above AED 5 million the maximum loan is 70%. UAE nationals can borrow up to 85% (up to AED 5 million) or 75% (above). The down payment must come from your own funds, not from a personal loan or credit card.
How much can I borrow?
Lenders look at your debt burden ratio (all monthly loan payments, including the new mortgage, can't exceed 50% of your income), the property value and LTV limit, and a cap of 7 times annual income for expats or 8 times for UAE nationals. Banks also stress-test the repayment at a higher rate. Our eligibility calculator gives a first estimate.
What's the maximum loan term?
Up to 25 years under Central Bank rules. Each lender also sets a maximum age at the end of the loan, which varies by bank and by whether you're salaried or self-employed.
Fixed or variable rate?
Fixed rates stay the same for an agreed period, usually followed by a variable rate linked to EIBOR plus a margin. Variable rates move with the market from the start. We'll show you both and the total cost over the fixed period.
Can non-residents get a home loan?
Yes, several UAE banks lend to non-residents, usually with lower loan-to-value limits and more documents. See our non-resident mortgage page.
Do you charge for your advice?
Your first consultation is free and comes with no obligation. We'll explain clearly how we are paid before you go ahead.
How long does the process take?
Pre-approval can take around one to two weeks once your documents are complete. The full process to transfer depends on the bank, the valuation and the seller, and we'll give you a realistic timeline for your case.
