Get pre-approved before you make an offer.
Mortgage pre-approval is a bank's conditional confirmation of how much it is willing to lend you, based on your income and commitments. It tells you your real budget, shows sellers and agents that you're a serious buyer, and speeds up the final approval once you've found a property.
Pre-approval isn't a final offer. The bank still needs to value the property and check its documents. But it removes most of the uncertainty before you commit to a deposit.

What pre-approval does for you.
- A real budget. You know what a bank will lend before you view properties.
- Stronger offers. Sellers and agents take pre-approved buyers more seriously.
- Faster completion. Much of the bank's checking is done before you sign a sale agreement.
- Fewer surprises. Any issues with income, credit history or documents surface early, while there's time to fix them.
