DBR Improvement Tips

What is DBR?

Your debt burden ratio is the share of your monthly income that goes on loan repayments. Under Central Bank rules it can't exceed 50% of your gross salary and regular income, including the new mortgage.

Why banks may lend you less

Banks stress-test your mortgage at 2 to 4 percentage points above the current rate, discount or exclude bonuses and irregular income, and allow for household spending. The Central Bank also caps the loan at 7 times annual income for expatriates and 8 times for UAE nationals.

● Frequently asked

Questions about this calculator

1Do credit cards count towards DBR?
Yes. Banks include a monthly amount for each credit card limit, even if you don't use it, so closing unused cards can help.
2Does rental income count?
Many lenders include part of your rental income. For investment property, Central Bank rules require at least two months' rent to be deducted to allow for empty periods.
3What happens after retirement age?
If the loan runs past your expected retirement age, the bank must check you can still repay within a 50% DBR from your post-retirement income.
