Bring your property loans into one clear plan.
If you own several properties in the UAE, refinancing them together with one lender can simplify repayments and sometimes improve terms. Lenders assess your total commitments, the rental income from each property, and investment-property limits. We map out your portfolio and show you the options.
Not every portfolio benefits from consolidation, and not every lender offers it. We'll start with a review of what you have today.

How portfolio lending is assessed.
- Investment property limits. Second and subsequent properties have lower loan-to-value limits: 60% for expatriates and 65% for UAE nationals.
- Rental income. When assessing affordability, lenders must deduct at least two months' rent to allow for empty periods.
- Total debt burden. All your loan repayments together must stay within 50% of your income.
- Interest-only limits. Interest-only periods are allowed only on investment loans and for no more than 5 years.
